Mobile homes: The term used to describe factory-built structures manufactured prior to enactment of the 1976 HUD. A mobile home manufacturer would build these homes to voluntary industry standards. They are transportable in one or more sections which, in the traveling mode, are 8' or more in width and 40' or more in length, built on permanent chassis' and are designed to be used as a dwellings with or without permanent foundations.

Manufactured housing is suitable to virtually any environment and any climate. At the same time, zoning regulations and ordinances of the local Municipality or County might not permit use of mobile and manufactured homes in all areas of their jurisdiction. These limitations and the demand for affordable housing has resulted in recent years in a rapid increase in the popularity of manufactured home communities.
Some areas still have regressive zoning regulations which discriminate against the placement of a manufactured home in their community. Modular housing has typically not experienced the same reaction.

Limitations:
The constraints for using public roadways limit the sizes of the modules built in a factory. Presently, the transported modules cannot exceed 11 feet and 16 feet in width. However, the modules can span a length of up to 80 feet.
Manufactured construction cannot accommodate last minute changes because its components has been pre-made.
